A hotel-type apartment (KGT) is a small living space that consists of one room and a bathroom. The layout of the living room resembles a hotel room, hence the name of the apartments. Initially, hotel-type houses were planned and built as housing for employees of an enterprise. A kind of improved version of the hostel, which created the illusion of a separate apartment.

It was considered a great success to get a dormitory in the 70s of the last century in the Soviet Union. The queue for full-fledged apartments stretched for decades, and living in a dormitory with a family is not very convenient. The layout of the living room copies the modern studio apartment... However, there is a significant difference - the area is significantly reduced. The kitchen was not foreseen in the plan. It was assumed that the tenant would eat outside the home (for example, dine in the working cafeteria). In practice, the kitchenette has been equipped everywhere.

Hotel-type apartments were built in separate houses, which were originally designed for such housing. A hotel-type room differs from an apartment in that the bathroom is intended for two or three rooms, which are located in a block behind a separate common entrance door.

The purpose of designing such houses was to reduce the cost of a single dormitory as much as possible. Hotel-type houses are:

  • multi-storey residential building (3-16 floors);
  • one or two entrances;
  • apartments are located along a long corridor that crosses the entire building or half of it.

The difference from the hostel is the presence of a separate bathroom, which does not always provide for a bath. Modern living rooms are converted old hotel-type apartments with a kitchen area up to 5 sq. m, room from 9 to 24 sq. m and a bathroom with a shower or a small bath.

The difference between a dormitory and a one-room apartment:

  • its small area;
  • lack of a balcony (the layout of a hotel-type house does not imply balconies);
  • a long common corridor through which the doors of all apartments open (up to 50 families live in “neighbors”);
  • lack of gas supply;
  • location in a hotel-type house where there is no other accommodation.

All of these differences could be attributed to the disadvantages of small-sized apartments, if this was not covered by the budgetary cost of this type of housing. The lack of gas stoves and water heaters can be attributed to the disadvantages conditionally, since many modern residential buildings are designed with electric stoves.

Being a relatively inexpensive and self-contained type of living space, the living room is steadily popular. There is a very pragmatic explanation for this. Despite the fact that a typical dormitory is located in houses that are more than half a century old, they are located in the central part of modern cities, where housing is a priori expensive.

Advantages of KGT:

  • convenient location close to the city center;
  • availability of high-quality social infrastructure;
  • proximity to transport;
  • step-by-step accessibility of educational institutions, work;
  • low cost in comparison with full-fledged apartments in the same area;
  • the isolation of housing, in contrast to a room in a dormitory or in a communal apartment;
  • low cost of housing and communal services;

Hotel-type houses are multi-storey buildings (usually up to 16 storeys) with a very large number of small apartments. Such houses began to be built in the USSR in the 60s, they differed from the usual only in the area and number of rooms, and from the point of view of communications, they had to be equipped with everything necessary: ​​electricity, water supply, heating. In houses with more than 9 floors, electric stoves were installed instead of gas ones.

For the construction of such houses, either an incomplete frame or transverse or longitudinal load-bearing walls were used. Hotel-type houses are divided into two types: with one-room apartments, which have a separate kitchen and a combined bathroom, and with rooms without a kitchen and a much smaller bathroom.

In the entrances of houses of this type, a corridor system is used; up to forty apartments can be placed on one floor.

Hotel type apartments

Hotel-style apartments were quickly called dormitories. They are named so because they very much resemble hotel rooms: their area does not allow to put extra furniture - a bed, a bedside table, a narrow wardrobe and a TV will fit. On average, the area ranges from 11 to 24 square meters, depending on the type of house. Apartments with a separate kitchen are more spacious: a room from 12 to 18 square meters, a kitchen - up to 6, but some houses are designed for one room, where there is space for a kitchen niche. Sometimes the kitchen is installed in the hallway, sometimes in the room. There is only enough space for a sink, a narrow stove and a small cutting table. Many houses have loggias and balconies, which, as a rule, stretch across the entire width of the apartment.

Bathrooms in most hotel-type apartments are so small that it is impossible to install a regular bath in them: you can equip either a shower cabin or a sit-down bath.

The dormitory should be distinguished from the studio apartments common today. In the studios, the kitchen is also combined with the room, it is either in a cubicle, or in a niche, or separated by a wall. But the area of ​​such an apartment is much larger.

The hostels continue to be popular due to their low cost. This accommodation is well suited for students, young families who cannot yet afford larger apartments. Lonely pensioners often settle in hotel-type houses in order to save money on housing services or to exchange an existing apartment.

Not everyone is lucky enough to live in a spacious house, some have to huddle in a small one-room apartment. But if you are creative in organizing the space, then the design of a room of 18 square meters of studio type (without walls) or in a one-room apartment will come out functional and creative. The smaller the usable area, the more difficult it is to decide how to arrange all things, using a minimum of furniture and decorative items. Developing the optimal design of a hotel-type apartment is no easier than furnishing a luxurious mansion. Designer Tatiana Tkachuk was faced with the task of creating a small but full-fledged apartment on 14 square meters - to place an entrance hall, a kitchen, a sleeping place and a work area. To do this, we had to use all the techniques that allow us to optimize the space: choose light finishing materials and furniture with a glossy surface, use built-in appliances and multifunctional items. The interior of a hotel-type apartment requires clear zoning. Here, lighting and different types of flooring serve this purpose.

The kitchen is located in the very center of the apartment. It is separated from the sleeping area by a bar counter, which simultaneously serves as a partition, a dining table and a workplace. There was a place under the countertop for a washing machine that didn't fit in the bathroom.


The use of natural motives - sunny foliage on the wallpaper and a blue ceiling - is the only way to visually expand the tiny space that combines the functions of the living room and bedroom.

In the photo of the apartments of the living rooms, the bathroom often looks too cramped. So in this combined bathroom there was not enough space not only for a washing machine, but also for a bath. The choice of designer Tatiana Tkachuk was a shower cabin with transparent walls. The tile pattern does not form clear horizontals and verticals, which blurs the contours of walls and objects and makes the room visually more spacious.

One of the walls of the hallway is occupied by the door to the bathroom. The second housed only the most necessary things - a hanger and a cantilever shelf with drawers.
