Installation of communications

The first step in the reconstruction is the creation and connection of electrical wiring. The electricity consumption in the room where the kitchen equipment is transferred will increase sharply, therefore, a new power supply from the main panel is required. The arrangement of the sewer drain must ensure the gravity of water, and for this, the pipe is installed with a slope of 20 to 30 mm lowering for each meter of length. If the length of the drain is short, the pipe is placed under floor covering, however, with its increase, the existing floor thickness is not enough, and the masking of the sewer is performed using a box or a decorative casing on the wall surface or covered with furniture. If the gravity flow cannot be ensured, then a low-power pump is installed, which has its own power supply and is turned on as needed. For sewage, experts recommend using plastic pipes, on which a plastic siphon is attached under the sink.

Ventilation system

An obligatory element of the kitchen is reliable ventilation of the room, the exit of which is provided to the existing communications of the old kitchen or directly to the street (it is forbidden to withdraw through the bathrooms). When venting out into the street, it should not interfere with neighbors, which requires an increase in the length of the external ducts. To connect to an existing branch, it is usually necessary to install a special ventilation box, which in the case of suspended or tensile structures on the ceiling is no problem and is covered with ceiling tiles. In what cases can a kitchen transfer be carried out?

Let's make a reservation right away that moving the kitchen without approval is strictly prohibited and is considered an illegal action that entails the corresponding consequences.

There are 3 cases in which the possibility of moving a kitchen can be considered, each of them has its own advantages and limitations:

  1. If the apartment is on the 1st floor and there is a basement below it, or if there is a non-residential premises on the floor below.
  2. If the apartment is located on the middle floor, and above and below it there are residential apartments.
  3. If the apartment is on the top floor.

We'll discuss each in more detail in the following sections of this article. But immediately we note important point: for all 3 cases, there is a single rule: it is possible to obtain permission to move the kitchen only when using an electric stove, if a gas stove is used, then it is strictly forbidden to move the kitchen. However, there are some nuances here too, we'll talk about them later.

Implement the transfer of the kitchen according to the law possible subject to a number of conditions. At the same time, it is not possible to transfer the kitchen to all premises, the prohibited ones include:

  1. Bathroom or toilet (applies to all floors except the last). The inability to agree on the transfer of the kitchen in the apartment to the bathroom or, for example, to the toilet is the deterioration of your living conditions and the attendant problems with further sale, since your kitchen will be located in an elevated zone.
  2. Balcony (loggia). The transfer of the kitchen to the balcony or loggia is also prohibited by the Housing Code in most houses built in the 70-90s, since these liberties are contrary to sanitary and building standards, respectively, with such a transfer of the kitchen, the approval of the BTI and the Moscow Housing Inspectorate cannot be obtained.
  3. Living room (if there is a living room on the floor below). Carrying out the transfer of the kitchen to the room is illegal, which follows from the provisions of the Government Decree Russian Federation No. 47 of January 26, 2006, which prohibits placing the kitchen above the living quarters (rooms) of the neighbors below.

If the latter condition is violated, the owner faces a fine for moving the kitchen to the living room. If any of the neighbors or employees management company write a complaint about you, then the result will be a check. We note right away that it is easiest to transfer the kitchen to a room on the 1st floor, or to transfer the kitchen to a room above the non-residential premises, if the property is located on the 2nd floor or higher, but under it there are, for example, shops, a hairdresser's, a parking lot, etc. In this situation, you can move the kitchen anywhere, in principle, you can’t just under the bathrooms of the neighbors on top. However, in some cases, such an option is still possible, for this the owner of the apartment writes a certificate about the deterioration of his housing conditions, in which he undertakes to warn subsequent tenants about this if the apartment is put up for sale. But this does not always work, but only in rare cases.

For all residents of other floors, there are some restrictions when performing such work, and moving the kitchen into a room is completely prohibited, since their kitchen will be located above the neighbors' living room, which will worsen their living conditions.

At the same time, even such work, which is not burdened with additional difficulties, such as moving the kitchen on the first floor, is accompanied by interference in the ventilation system, water supply, and the necessary technical examination. Placing the kitchen above the living room

Second case, when the apartment is on the middle floor, and residential apartments are located below and above it, is the most difficult, since more restrictions are imposed on such a transfer and all basic laws apply.

In such a situation, a question may arise for the owner: is it possible to make a kitchen over the living room of the neighbors? The above Government Decree prohibits the placement of kitchens above living rooms, and the same is true with a bathroom, which should be located only above non-residential premises.

For residents of middle floors, there is only 1 option: transferring the kitchen to a non-residential area (in the corridor, pantry, etc.). At the same time, the prohibition on the location of the kitchen under the toilet of the neighbors from above is necessarily taken into account, which can be bypassed with the help of the certificate mentioned above, and all requirements for the device of the kitchen-niche must be taken into account:

  • the sink and stove must be located in a non-residential area, or remain in the area former kitchen;
  • ventilation and sufficient natural light new kitchens, as well as proper waterproofing of floor coverings;
  • the area of ​​the kitchen niche should not be less than 5 meters.

And what about the location of the living room above the kitchen? In the Departmental Building Norms 61-89 (p) in clause 2.6 "Reconstruction and overhaul residential buildings»Contain design norms where it is prohibited to locate kitchens with a gas stove under / above living rooms. The same prohibition is established in the Code of Rules 41-108-2004.

If the kitchen is not gasified, then such actions are possible subject to all standards. In any case, it is impossible to make a decision on the transfer of the kitchen without consulting with experts, as this threatens with a host of resulting problems, both legal and purely domestic.

Concerning third case(apartments located on the top floor), then the location of the kitchen above the living room is also not allowed. This is stated by the above-mentioned decree and SNiP, which are guided by the authors of house projects, which also impose a ban on placing a kitchen over a living room.

But, despite this limitation, there are also advantages due to the fact that there are no living rooms on top and, accordingly, there are no bathrooms, therefore there is no threat of deterioration of their living conditions. For example, you can safely move the kitchen, expanding its area by square meters toilet.

Communications when moving the kitchen

Do not forget about the need to sum up all communication structures, since the whole event does not make sense without moving the sink. In this regard, the sewerage and water supply systems are primarily undergoing changes and transformations. Often, when transferring a kitchen to a communication room, it is not possible to install it so as not to cross doorways.

And if during the connection of the water supply, difficulties may not arise (pipes can be hidden in concrete screed or under the ceiling), then when moving the kitchen to the living room, the sewage system will create more problems. It's all about the requirement to lay a sewer pipe at a certain slope, and therefore, many have difficulties with the technical side of the work. If the distance to the riser is too large, then the slope may not allow the pipes to be installed in the floor screed; in this situation, water pumps are used.

As follows from the Appendix to the Government Decree No. 508, a kitchen with a gas stove must necessarily be isolated from living quarters. In this regard, transferring a kitchen with a gas stove to a room is impossible! The supply of a gas pipe through living quarters is strictly prohibited!

In this case, there are 2 optimal options:

  1. Moving the kitchen without a gas stove (the tile remains in the same place where the kitchen was previously, then on the BTI plans this room continues to be considered a kitchen, despite the fact that the rest kitchen furniture will be located elsewhere).
  2. Replacing a gas stove with an electric one (this is a complex process in which the project specifies the withdrawal of gas from the apartment, the allocated number of kilowatts is calculated and it is determined whether there is enough power to install an electric stove and whether it is possible to install it at all, if so, the project is being developed and the replacement is carried out , and then the transfer of the kitchen).

Kitchen remodeling with wall relocation

Many owners have a question: is it possible, during redevelopment, to transfer the kitchen to a room with the demolition of the wall to increase the space?

Moreover, in panel houses moving the wall between the kitchen and the room is also impossible for the reason that in most cases this wall is load-bearing and its dismantling is prohibited.

The only option to increase the space in case the wall between the kitchen and the room is not load-bearing, can be the demolition of this wall. Sewerage and plumbing

The normal functioning of the kitchen implies ensuring the supply (transfer) of all types of house communications to a new place. According to building codes, the supply of water to the dishwasher and kitchen sink, as well as the drainage of used water must be uninterrupted (unimpeded) and constant. To supply water, old pipes of cold and hot water supply are built up (lengthened) or new ones are laid. Laying is carried out in four ways:

  • Along the walls in strips;
  • Under the screed;
  • Under a stretch or false ceiling;
  • In decorative wall boxes.

It is advisable to re-lay sewer pipes in old houses. It is more technologically advanced and makes it easy to eliminate the structural differences between cast iron and plastic pipes. In new buildings this problem solved even easier. Laying under the screed, especially at a distance of more than 3-4 meters, without installing a special pump is not possible: so that the wastewater flows down naturally, it is appropriate to provide a pipe slope of 3-5 degrees (approximately 3 cm per 1 running meter of the sewage system).

Moving a kitchen without a well-thought-out design (diagram) of the wiring, without a reasonable choice of the type, material and cross-section of conductive conductors is a dangerous undertaking.
